Pre-Construction:
Pre-Construction services occur prior to any construction activities happening on site. With IDL’s history of delivering Design-Bid-Build, Design-Build and Construction Management projects, we have amassed extensive knowledge of the critical factors that negatively affect a project in the Pre-Construction phase. During this phase, budgets are set, high-level scheduling is performed, and the design moves forward, starting with conceptual designs and performance specifications. IDL provides guidance and advice to both the owner and the consultants in the following areas:
- Establishing initial construction budgets and continually refining during design development
- Overall project scheduling
- Knowledge of trade availabilities and construction market trends
- Materials availability and overall design constructability
- Permitting process and engagement with the authorities having jurisdiction
IDL firmly believes that the contractor should be involved in Pre-Construction services as early as possible in the design phase so the owner can reap the benefits of having an engaged, collaborative consultant and contracting team setting the project up for success from the start.
Construction Management:
IDL’s approach to Construction Management ensures the entire team (owner, consultants, stakeholders) are working collobaratively to meet the project’s objectives. Our broad experience and diverse team of construction professionals allow us to provide detailed, accurate and reliable costing, constructability analysis, value engineering and risk mitigation throughout the design and pre-construction process. We believe this process can be successful, challenging and fun all at the same time. We consider a benefit of the CM process is continuing the collaborative pre-construction process into construction delivery. We focus on building great projects and lasting client relationships and measuring our success to deliver CM projects by the number of repeat customers and great projects in our portfolio.
